Why this check exists

You do not need to know a price today. You do need to know what has to be sorted out first.

Anyone who wants to sell their home on the Costa Blanca almost always starts with the same question: what is it worth? And then gets a number from a calculator, or from an agent who would like the instruction. That number is usually just wrong enough to hang on to for months.

The real question comes earlier. Are the owners on the same page? Is the paperwork complete? Is that extension in the Registro? Do you know what the buyer withholds at the notary? Those are the things a sale gets stuck on here, and they are exactly the things you can sort out before the first viewing.

That is why this check deliberately gives no price. It tells you where you stand, what is missing and what to do first. The price itself I build at the property, on notarial sale figures from your zone and similar homes I actually know. Free, and then it is on paper.

I am an estate agent, not a tax adviser. Where your sale needs a gestor or a lawyer, the check simply says so. And where it is about the home, the price and the buyers, I am happy to help you myself.

Is this really free?

Yes. You see your snapshot without filling in anything. If you want the full selling plan, the only thing I ask is your email address, so I can deliver the link. And I am honest about why: I am an estate agent on the Costa Blanca North. If you sell in my area later, I hope you think of me. If you don't, you still have a plan that is actually useful.

Why don't I get a price?

Because a price from a calculator pins you down. It is built on averages and on what portals are asking, not on what was paid at the notary in your street, and it does not see your home. Too high, and you sit for months. Too low, and you give money away. I build your price at the property, for free, and put it on paper with the reasoning behind it. Then you also know what it is built on.

I already have an agent. Is this check still worth doing?

Yes, perhaps most of all. The check says which paperwork, registries and price basis need tackling; put the plan next to what your agent is doing today. If you have a running exclusive mandate, I respect that: the plan then says what you can review yourself, nothing more. If it ends and you are not satisfied, we talk further.

My pool or extension is registered nowhere. Is that a problem?

It is the most common dealbreaker in this region. Buyers and their lawyers now compare the Registro, the Catastro and reality as standard. Regularising is often possible, but it takes time. So start on it before the sale, not during. The check puts it as the first action in your plan if it applies.

I am not resident in Spain. What does that change?

Three things, and the plan lines them up for you: the buyer withholds 3 percent of the price at the notary as an advance on your capital gains tax, the plusvalía is formally paid by the buyer and usually withheld, and you settle within 4 months via Modelo 210. I do not calculate amounts in the check; a gestor does that on your deed and your invoices. I do say what to have checked, and by whom.

There are several of us who own it.

Then this is exactly the moment. Do the check each separately and put the results side by side. You will see straight away where the difference sits: the timing, the price or the letting go. That conversation is worth more than three valuations.

My property is not on the Costa Blanca North.

Do the check anyway. The paperwork, the blockers and the order apply anywhere in Spain. I will tell you honestly that my working area is the Costa Blanca North, from Dénia to Benidorm: I cannot recommend a local agent elsewhere, and so I don't.

Will I get ten sales calls now?

No. You get your plan, and beyond that you only hear from me if you tick that box yourself. Leave it unticked and it stays at that one plan. Your details go to nobody else either way.
