Who is responsible?

What data do we process, and why?
The calculator itself runs entirely in your browser: what you enter about your home is only sent when you press the button to request a valuation. At that point we keep: your name, email address, phone number (if provided), the property details and figures you entered, and the calculated indication. We use these solely to contact you personally about your selling plans, which is exactly what you consented to (art. 6.1.a GDPR).
Photos you upload. If, after your request, you choose to upload photos of your home for a sharper indication, those photos are analysed once and not stored: not on our servers and not in our database. What we do keep is the result of the analysis (short observations and scores on condition and finish), as part of your request. Please avoid uploading photos with recognisable people in them.
AI analysis. For the personal advice in the place report and for the photo analysis we use Anthropic (the Claude model) as a processor: your answers or your photos pass through once so the advice or observations can be written. Anthropic does not use data submitted this way to train its models.
To prevent abuse of the form we also keep a pseudonymised derivative (hash) of your IP address, from which your IP address cannot be reconstructed.
The place test for buyers. When you answer the place test, those answers stay in your browser until you press the button to create your report. At that point we store your first name, email address, your chosen timeline and your answers, so we can put together your personal report. Your report gets its own address with a random code; that address is not findable through Google and we do not share it. We record how often the report is opened, so we know whether it was useful.
If you also want Nick to contact you personally about your search, you tick that separately. If you do not, we use your address only to deliver your report (art. 6.1.b GDPR, carrying out what you asked for) and you hear nothing further.
Klaar voor Spanje? (the moving-readiness check, Dutch only). Your answers stay in your browser until you choose to save your plan. We then store your first name, email address, your WhatsApp number if you gave one, your answers and the computed result (phase, blockers, next step) to build your plan and deliver the link. No nationality, exact income or medical data is asked. The personal note in the plan is written by Anthropic (Claude) from your answers, as described above. Internally each plan gets a follow-up priority based only on timing, housing intent, financial concreteness, region and whether you allowed contact; never on sensitive characteristics.
Advertising measurement via Meta, only if you say yes
We advertise on Facebook and Instagram. To see which ad works, we use the Meta pixel and the Meta Conversions API. This happens only after you consent in the bar at the bottom of the page (art. 6.1.a GDPR). If you decline, or simply do not respond, no Meta script is loaded at all and nothing is sent.
If you agree, here is what happens: your browser loads a script from Meta (connect.facebook.net), which sets a cookie and reports your visit to Meta. If you then request a report, our own server also sends a "Lead" event to Meta. It contains a pseudonymised (hashed) version of your email address, your IP address and your browser type, so Meta can match that sign-up to the right ad. We deliberately do not call this anonymous measurement: Meta can use it to recognise an existing profile.
Meta Platforms Ireland Limited is a joint controller with us for this purpose. Data may be transferred to the United States under the EU-US Data Privacy Framework and the standard contractual clauses. If you would rather not, decline in the bar; everything on the site keeps working. You can change your choice later through Cookie settings, also linked at the bottom of every page.
What we don't do
No newsletters without separate consent, no sharing or selling of your data to anyone beyond the processors listed below, and no analytics cookies or visitor statistics. Without your consent for advertising measurement the site loads no third-party scripts and sets no cookies; we then store only your choice itself, in your own browser's storage.
Where is the data held?
The site runs on Cloudflare (hosting, database and email forwarding); leads arrive in the mailbox of Nick Van de Velde. We use Resend to send your report, and Anthropic for the AI advice and photo analysis. All three act as processors under their standard data processing terms. If you consent to advertising measurement, Meta Platforms Ireland Limited joins them, in the role described above.
How long do we keep it?
Your data is deleted no later than 24 months after our last contact. This is not done by hand: a monthly automatic clean-up removes anything past that term and records how much was deleted. For the place test, the last visit to your report counts as the moment of contact. If you ask for deletion sooner, it happens right away.
Your rights
You can request access, correction or deletion at any time, withdraw your consent, or object, one email is enough. If you are unhappy with how I handle that, you can complain to your supervisory authority: the GBA (Belgium), the AP (Netherlands), the ICO (UK) or the AEPD (Spain).
